Tank or tankless

• Tank. Lower up front cost, simpler swap, familiar. Holds a set amount of hot water and reheats when it runs out.
• Tankless. Heats on demand, will not run out, lasts longer, saves space. Costs more to install, particularly if gas and venting need changing.

The right answer depends on how much hot water your household uses at once, what fuel you have, where the unit sits and how long you plan to stay. We will lay out both with prices rather than steering you.

Sizing matters more than brand

An undersized heater will disappoint you every winter morning. An oversized one costs more to buy and run. We size on the number of bathrooms, your peak demand and, for tankless, on how cold the incoming water gets in January.

Permits and code

A water heater replacement is code regulated work: seismic and venting requirements, expansion tanks, pans and drains, gas sizing. We install to code and pull permits where required, which matters when you sell the house.

Hard water and the life of your new heater

Collin County water is hard, and mineral is the main reason water heaters here fail before their time. Two things extend the life of a new unit: flush it once a year, and consider treating the water. We will tell you honestly whether your supply justifies it.

Old heater leaking?

If there is water around the base or in the pan, shut off the water supply to the heater and call (972) 238-5585. A leaking tank does not repair itself and it usually gets worse quickly.

What size water heater do I need?
It depends on how many bathrooms you have and how much hot water you use at the same time, not on the square footage of the house. We size it on your actual demand, and getting this right matters more than the brand on the box.

Is tankless worth the extra cost?
It can be, if you plan to stay in the house long enough to get the benefit and your gas and venting can support it. If you are moving in two years, a good tank unit is usually the better financial decision. We will say so.

Do I need a permit?
Water heater replacement is code regulated work and permits are required in most cases. We handle it. It matters more than people expect when you come to sell, because unpermitted work shows up in inspections.

How long does a replacement take?
A straightforward like for like tank swap is usually a same day job. A tankless conversion takes longer because gas line sizing, venting and sometimes electrical work are involved. We will tell you which yours is before we start.
