What a plumbing inspection covers

Almost every expensive plumbing failure gives warning first. A weeping supply line, an anode rod that is gone, a water heater full of sediment, a shutoff valve seized open, a pressure regulator drifting high. None of those announce themselves, and all of them are visible to someone looking.

Genzel inspects and maintains residential plumbing across McKinney and Collin County. Licensed and insured, Texas license RMP-23766, family-owned since 2001.

What we check

• Water heater condition, anode rod, connections and the pan
• Water pressure and the pressure regulator
• Visible supply lines, including the ones behind the washing machine, which fail more often than anything else in the house
• Under every sink, for the slow leaks people find as a swollen cabinet floor
• Toilets, for silent leaks past the flapper
• Shutoff valves, including the main water shutoff, to verify they operate properly
• Drains, for early signs of a main line problem
• Hose bibs and exterior plumbing before winter

The water heater flush

Hard water here means sediment in the bottom of the tank, which insulates the burner from the water and shortens the unit's life. Flushing it once a year is the cheapest maintenance in the house and the one with the clearest payback.

The water quality test

Hardness, pH and chlorine, so you know what your plumbing and appliances are dealing with. If you already have filtration or softening installed, the annual water quality test is the only way to know it is still doing its job.

A plain account of what is fine, what to keep an eye on, and what needs attention now, with prices for anything in the last category. Things in the middle category stay in the middle category. We are not going to convert a maintenance visit into a repair list.

The annual flush, inspection and water quality test are all included in the Genzel Guardian Plan, along with 15 percent off every service call, no dispatch fees, and appointments within 24 hours Monday to Friday. It is $27 a month or $282 a year. You can also book a one-time inspection if you would rather not join anything.

How often should a house be inspected?

Once a year suits most homes. Older properties, houses with a history of leaks, and homes on a slab benefit from sticking to it rather than treating it as optional.

Is a water heater flush really necessary?

Here, yes. Our water is hard and sediment accumulates faster than the manufacturer's assumptions. It is the difference of years on the life of the tank.

Will I be informed if you find something that needs attention?

Yes. If we find an issue during your plumbing inspection, we'll explain what we found and discuss your options with you. You'll receive upfront pricing before any additional work is performed, so you can decide how you would like to proceed.
